Booking Conditions

1. The hiring contract is between the hirer and the owners
2. Reservations are made in the following way:
2a Reservations should be made initially by email using this form or by telephone
2b Your dates are then conditionally reserved for five working days.
2c To confirm your reservation you should then send the owners a cheque for 25%of the hire fee, unless you have paid on-line.
2d If the dates are within 28 days then the full fee must be paid at confirmation.
2e Once we have received your payment we will confirm your booking in writing by post.
2f The full balance is due 28 days prior to the dates.
2g Where the hirer does not confirm a booking within five days it will be made available to someone else.
2h A reservation is only effective when the hirer receives confirmation from the owners through the post. You must bring this confirmation with you and present it to the owners when you arrive.
3. Once confirmed by the owners the hirer becomes responsible for the total advertised price of the reservation.
4. It is the hirer's responsibility to pay for any accidental breakages or damage that occurs during their holiday. The hirer is also bound to leave the property in a clean and tidy condition. You must tell the owner immediately of any breakages or equipment failure
5. The hirer will be required to permit the owner or their agents access to the property for any reasonable purpose.
6. The hirer agrees not to exceed the maximum number of persons allowed to stay in the property. This means 4 people over the age of 5 in either cottage
7. Cancellation: Should you wish to cancel your booking please let us know in writing as soon as possible. In this event any fees paid less the deposit will be refunded if cancelled 28 days or more prior to the booking. If the cancellation is made eight weeks or less prior to the reservation dates no refund will be given unless the property is re-let in which case the any fee paid less the deposit will be re-funded. The owners will make reasonable efforts to re-let the property. In the event of jury service, qualifying redundancy, cancellation of HM armed forces leave or HM police of any member of the party a full refund will be made.
8. If the property becomes unavailable on the date stated for example due to damage or other problems with the property, your fee will be refunded in full, including the deposit. The hirer shall have no further claim against the owner.
9. Any complaints should be made to the owner immediately so that it can be investigated and remedial action taken. Requests for compensation will not be considered after the holiday. We are always interested to hear of your ideas for future improvements to the property.
10. Properties are available from 4.00p.m. on the day of arrival, and must be vacated by 10am on the day of departure.
11. Pets: Up to two dogs are allowed provided that the following conditions are strictly observed. The principle being quite simple; our cleaner or following hirer should not be able to tell that you had a pet with you. We expect that you will clean any dog mess from the garden and vacuum dog hairs etc from the cottage. Your dogs must be kept under control at all times and not allowed on furniture or bedding. Should we get complaints from anyone regarding your animals not being controlled then we reserve the right to demand that they are put into kennels immediately or terminate your booking without refund. It should be noted that sheep farms surround the property and farmers are within their rights to shoot dogs that are seen worrying their stock. We do not charge anything extra for dogs but an additional deposit of £50 is required.
12. Excess noise or other nuisance causing disturbance to other guests or neighbours will not be acceptable and may result in termination of the booking.
13. Both properties are non-smoking.
14. Whilst every effort is made to ensure that all aspects of the property remain as advertised we accept no liability for items outside our control e.g. power cuts, drought, or for loss or injury to persons or property whilst on the premises.
